Important Facts About Garage Floor Sealer

Monday, November 2nd, 2009

Today’s garage is more likely to serve double-duty as a workshop for the do-it-yourselfer in the family in addition to being a parking place for the family’s automobile. All the more reason to considering applying garage floor sealer to preserve and protect this much-used and heavily trafficked space. How do you choose the right one?  Through research.

The garage floor is subjected to a variety of substances which can stain it, including gasoline, oil, antifreeze , de-icing salt and other grime carried onto it by your car wheels. Because concrete floors are porous, these substances can not only discolor your floor, they can also cause it to crack, weather and deteriorate. A garage floor sealer not only protects the garage floor from damage, it also enables you to walk and park onto a smooth, attractive surface that resists slipping and staining.

Epoxy concrete sealers are among the most popular for the durable finish they offer. There are many garage floor sealers available that include a non-slip additive as one of their ingredients, and this makes your garage floor a safer environment especially when the floor gets wet.

Garage floor sealers are tailor-made for the do-it-yourselfer as they are easy to apply so long as your prepare the surface properly and follow certain directions. Garage floor sealers require a thoroughly clean surface so that they will adhere properly, so sweep over your garage floor with a heavy broom and then use a commercial oil degreaser to remove any existing grease stains.

After the garage floor has been washed and brushed, be sure it’s completely dry before applying garage floor sealer. Because garage floor sealer contains chemicals that can prove toxic if splashed onto the skin or inhaled, it’s important to wear protective gloves, eyeglasses and clothing, including a mask while applying the sealant. Also make sure the area is well ventilated. Keep the garage doors fully open or bring in a fan for ventilation. You can make your sealant more colorful by adding a little bit of acrylic paint to the mix prior to the application.

It’s important to apply the sealer evenly with a long-handled roller brush, working from the farthest corner of the room all the way to the exit door so that you don’t have to track over the freshly applied sealant while it is drying. Take care that there is no area of the floor where the sealer is too thickly or thinly applied.

Garage floor sealer takes as much as three to four days to completely dry, so plan your sealer application project over a long weekend or a time when you won’t need to use the garage for parking or workshop projects.

Saving Your Garage With Concrete Coating

Monday, November 2nd, 2009

Applying a concrete coating to a garage floor is an economical and relatively easy way to not only protect it, but also improve how it looks. Garages are being used for more than just a place for cars and storage these days. They are quite often an extension of a house and used in everyday life.

The best way to save your garage floor is with an epoxy coating. This coating resists oil and grease and is very easy to clean. It is extremely durable, and will protect the floor for many years.

Epoxy is made up of two liquids, a resin and a hardener. When these are mixed together they cure and form a bond that is extremely hard and strong. A garage floor suitable for epoxy would be one that does not have a lot of moisture. If the floor is damp or musty the epoxy will probably not stick to it. It is a good idea to test a section of the floor first for moisture, and then with the epoxy. A floor that is already grease or oil contaminated is also not a good candidate. It is important to do your homework and make sure that your garage floor will work with an epoxy concrete coating.

The application is a project that can be accomplished by almost anyone in just a weekend. Kits can be purchased from various retailers with everything you will need included. The key to success is to carefully do all the prep work first. The floor must be completely clean, free of debris, and any holes and cracks need to be filled, sealed and completely cured. If not, the epoxy will not adhere to the concrete. The weather can also play a part in how successful the epoxy adheres. The ideal day would be between 50 and 80 degrees, and not raining or damp. Otherwise it may bubble and peel.

Once the epoxy has completely hardened it can stand up to almost anything. It will resist grease and other spills. Since epoxy creates a hard protective layer over the concrete, spills won’t seep in as they would to the unprotected floor, and clean up is much easier. This coating will protect the concrete and prevent cracking and other damage, which in turn can add to the value of your home.

All in all, your best bet for saving your garage floor is to use an epoxy concrete coating.

Garage Floor Paint – How To Choose The Best

Monday, October 12th, 2009

Garage floor paint selections are vast.  Some are easier to work with than others.  Some last longer than others.  Some are more dangerous than others.  There are different grades to choose from.  Many variables are presented that need to be considered once you’ve decided to apply paint and protect your garage floor for the first time.

Garage floors are often overlooked when homeowners start to jot down their list of decorating and home improvement projects. But there are two important reasons to paint the garage floor, especially if it is made of porous concrete. Painting the garage floor seals the concrete to prevent unsightly cracking at the same time it eliminates the problem of dust by giving the floor a nice polished finish.

What is the best garage floor paint to accomplish this? Epoxy paints and latex paints both have decided advantages. And having a painted garage floor makes oil and grease spill clean-ups much easier because they can’t soak directly into the concrete and make a permanent stain.

Epoxy paints are proven winners in providing excellent and durable garage floor coverage. Because epoxy paints are water-resistant, there will no trouble having them adhere to the concrete, enabling the paint to do an good job of completely sealing the surface. Epoxy paints have a smooth finish with an attractive luster to them that also allows for easy clean-up either using a broom or a damp mop. Covering the garage floor with an epoxy paint can also stand up to the punishment of kids playing ball or the normal wear and tear of heavy work boots. Even oil stains are a quick fix using an anti-grease based detergent cleanser.

The second best garage floor paint option, latex paint, is less expensive than epoxy paint. Some people like the fact that it can easily be made to resemble a more expensive stone floor finish. Unlike epoxy paint, however, you need a protective coating over the paint to provide a permanent finish. An application of latex paint requires up to three full days of drying time before your move your car and storage boxes back into place.

If your garage has a skylight or gets a fair share of direct sunlight, latex paint will tend to fade quickly due to sunlight exposure. After an application of latex paint, it’s important to run a brush or broom over the drying paint to texture the surface so that it is not slippery when fully dry.

Whether you opt for latex or epoxy garage floor paint, be sure you start with a clean, dry floor as your canvas. Having a painted garage floor will provide a more pleasant environment whether you use your garage as a workshop , play area or strictly for storage.

Epoxy Floor Paint – Safeguards For Applying

Monday, October 12th, 2009

Although epoxy floor paint is a preferred choice for many concrete applications because of its high gloss appearance and durability, there are certain safeguards that must be taken when using epoxy floor paint to prevent hazards to health and safety.  When applying to a garage floor there is plenty of ventilation, so be sure to take full advantage of it by raising the doors.

It’s always recommended, too, when working with epoxy floor paint that the painter wear work gloves and eye protection so that the paint will not come into direct contact with the skin or risk splashing into the eyes. If epoxy paint does get into the eyes, splash immediately with clear fresh water and see a doctor if pain or blurred vision results.

Direct contact with epoxy floor paint can cause an allergic reaction in some individuals, along with itching and the development of skin rashes. To prevent breathing in certain chemical components of epoxy floor paint while doing the application, it’s also advisable to wear a breathing mask. Wear long sleeves to avoid getting the paint on exposed skin surfaces of the arms. If the epoxy paint does happen to get onto work clothes, wipe off immediately or change into another work outfit to prevent prolonged skin exposure to the epoxy paint.

It is also essential that the area being painted have adequate ventilation to avoid becoming sickened by the paint fumes. This can either be fresh air from open windows or free-standing floor fans that help to circulate the air and force it outside the building while the paint is being applied. Do not simply recirculate the air within the same enclosed space. Be sure your ventilation system is allowing the paint fumes to totally escape the environment that is being painted. Especially when epoxy floor paint is being used in small confined areas, workers should leave the area for three to four hours during the initial drying process as well.

To prevent fire, it’s important not to use cigarettes, any smoking materials or open flame when working with epoxy floor paint.

Never reuse containers that held epoxy paint formulas for other purposes. These should be properly disposed of after the contents are used up.

Allow any areas painted with epoxy floor paint to properly dry and cure, sometimes as much as two weeks or according to the manufacturer’s recommendations. To remove epoxy paint that has spilled onto surfaces not intended to be painted, use proper hand and eye protection and wipe it away as soon as possible with a cleaning solution containing Methylene Chloride.
